Overview

Lead and execute Smashburger’s asset management and franchise growth strategy as a Senior Development Coordinator.  This is a dynamic role that requires a multidimensional skillset to add value in maintaining the Smashburger corporate portfolio and provide support to our franchise partners.

Responsibilities

Franchise Development

 

  • Drive franchise development and achieve MUDA commitment obligations through franchisee accountability and excellent development support
  • Identify, review and validate new unit development opportunity using current success criteria. Responsible for a plan of net new units per year
  • Manage franchise development pipeline—includes maintaining accurate opening projection dates and important development milestones through regular communication with franchisees
  • Send out pipeline report to internal parties on a regular basis
  • Coordinate with Franchisees on site submittal packages and ensure that they are complete with all necessary materials as well as scheduling REC with internal parties
  • Develop Forecasting Model for REC and create REC presentation package
  • Prepare above REC materials and present to executive members, which will require real estate analysis and recommendations as well as preparation of all materials
  • Create/Update/Maintain Lucernex (project management software) site info, including but not limited to: new site submittal (all relevant site info), executed leases, riders, amendments, abstracts, approved site packages, etc.
  • Other duties as assigned

 

 

Corporate Real Estate Portfolio Management

 

  • Manage Lease renewal notice dates and negotiate appropriate renewal terms if necessary
  • Ability to analyze Leases to support internal team members with lease-related questions
  • Manage communications and document execution for estoppels, SNDAs, rent commencement certificates, etc., which often includes tight turnaround deadlines
  • Update corporate Lucernex files with missing documents from transition period and bring current, including: executed leases (and recording relevant dates in summary: leases execution, rent commencement date, lease expiration, opening dates, options, etc.), amendments, etc.
  • Compile necessary documentation and submitting for Tenant Improvement packages to Landlord for 2017 sites and any other future corporate sites
  • Help maintain future ‘lease admin/facilities’ email inbox
  • Provide necessary support in any future corporate development
  • Other duties as assigned

Qualifications

  • 3-5 years of experience in retail real estate development (preferably fast casual or restaurant)
  • Bachelor’s Degree
